You know the schedule before we start

The full process
  1. Consultation

    You tell us where the property is and roughly what is in it. If a sale is not the right route, we say so on this call.

  2. Walkthrough

    We look at the contents, the access and, for a condominium, the house rules. You get a written scope, a schedule and the rate.

  3. Preparation

    The longest stage. Sorting room by room and pricing against completed sales rather than asking prices.

  4. Staging & marketing

    The home is arranged so it can be shopped properly, photographed, and listed where estate sale buyers actually look.

  5. Sale & settlement

    A staffed sale over the agreed days, then an itemized accounting: gross sales, the fee, agreed costs, and what is owed to you.

Why it is different here

An Oʻahu estate sale is not a mainland one with better weather

A large share of estates here sit in condominiums, where the building decides what is possible before you do. Disposal is by appointment and capped. Humidity is hard on the contents of a house left closed up. And local demand for Hawaiiana, koa and Asian pieces runs well above what mainland price guides say.

Those four things change the plan, and a company that has not worked through them finds out the expensive way.

HiEstateSales comes from the team behind Hawaii Property Advisors and Hawaii Coastal Property Management. Hal Wilkerson runs all three. The experience that carries over is the useful kind: Oʻahu homes, the buildings that govern them, and settling with owners in writing.
