Relocation and moving sales

Leaving the island puts a hard date on everything. A relocation sale runs backwards from a pack-out, a flight or a lease end, and usually inside a house that is still being lived in right up until the week of the sale.

The sell-or-ship decision is financial, not sentimental

Moving a household off Oʻahu is materially more expensive than a domestic move on the mainland, and that changes the maths on almost every large item. The question is rarely "do I love this sofa": it is whether the cost of getting it across an ocean exceeds what it would cost to replace at the other end.

For most bulky, inexpensive-to-replace goods, it does. Furniture, appliances, garden and garage equipment, exercise equipment and mattresses are where that decision usually gets made. Genuinely valuable, compact or irreplaceable things are a different calculation and generally go with you.

For military families, there is a second constraint

Weight allowances are set by rank, dependency status and move type, and going over the allowance is charged back to you after the move: not waived, not absorbed. That turns "should we ship the bedroom set" into a straightforwardly financial question with a number attached.

Practical consequence: get your allowance figure before you decide what stays, not after. Your installation's relocation assistance office can walk you through the allowance, pack-out scheduling and reimbursement, and the number materially changes what a sensible sale looks like.

Working around a pack-out

The awkward part of a PCS sale is that the household is still in use. What works: the sale is scheduled before pack-out, with a clearly defined "not for sale" zone: the items going with you, already separated and, ideally, in a closed room. Everything else is priced and staged around ordinary life continuing in the house.

Tell us the pack-out date at the first conversation. Everything else schedules backwards from it.

Dates we need up front

  • Pack-out or moving date
  • Lease end or closing date
  • The date you physically leave the island
  • Any date the property must be empty by

Where these sales cluster

Relocation cycles shape the calendar here

Oʻahu hosts Joint Base Pearl Harbor-Hickam, Schofield Barracks and Marine Corps Base Hawaii at Kāneʻohe Bay, and the relocation rhythm around them is one of the defining features of this market.

Book early in a peak window

Moving season concentrates a great many households into the same weeks. A sale weekend is a finite resource, and the good dates fill. If you know your window, start the conversation before you have a firm date rather than after.

Expect an informed buyer pool

Arriving families are furnishing a household on a deadline and know exactly what a mainland replacement costs plus freight. That is a genuinely favourable audience for well-presented furniture and household goods.

Central and leeward, mostly

Housing around JBPHH and Schofield sits largely in central and leeward Oʻahu, and many of those neighborhoods carry their own HOA rules on signage, street parking and permitted activity.

What sells strongly in a relocation sale

  • Furniture in good condition, particularly bedroom and dining sets
  • Appliances, especially anything not supplied with rental housing
  • Outdoor and lanai furniture, grills, garden equipment
  • Tools, ladders, and everything acquired for a house you are now leaving
  • Bicycles, surfboards, paddleboards and beach equipment
  • Baby and child equipment, which turns over constantly in this market

What to keep out of the sale

  • Anything going with you: separated physically before pricing starts
  • Documents, identification, medical and financial paperwork
  • Firearms and ammunition, which carry their own legal requirements
  • Titled vehicles and vessels, which are separate transactions
  • Prescription medication and hazardous materials

Exactly which categories are excluded from your sale is confirmed at the walkthrough and named in the written scope.

Start with a walkthrough

Tell us where the property is, roughly what's in it, and the date you're working toward. We'll come look, tell you what the estate is realistically likely to do, and put the scope and the rate in writing before you commit to anything.

No cost for the consultation. No obligation to book a sale.
