Our service area is Oʻahu. The five pages below are not the same page with the town name swapped: each part of this island genuinely changes how a sale is planned, staffed and scheduled, and this is where those differences are set out.

What changes by area

Four things that differ across the island

Building type

High-rise and condominium in the urban core, single-family with land on the windward and east side, newer tract housing with HOAs through central and leeward, older and more dispersed on the North Shore.

Access and parking

The most consistently underestimated cost. Loading zones and elevator reservations downtown; narrow older streets in Kaimukī, Mānoa and Kailua; hillside driveways in the east; distance everywhere on the North Shore.

Who decides

An AOAO in a condominium, an HOA in much of central and leeward Oʻahu, and nobody but you in most single-family neighborhoods. This determines whether a public on-site sale is even permitted.

What is in the house

Long-tenure households with decades of accumulation on one side of the island; frequently-turning military households on the other. Those produce very different sales, and they need different marketing.

It is worth knowing why an off-island estate has to be quoted separately rather than taken from a rate card. The method does not change. The arithmetic around it does.

  • Crew travel is a real cost. Getting people and equipment to another island, and housing them for the length of a preparation and a sale, has to be carried by the sale itself.
  • Scheduling comes in blocks. On Oʻahu we can sort a house over several weeks and come back as often as it takes. Off-island the same work compresses into fewer, longer visits, which changes the sequence and the timeline.
  • The buyer pool is different. Each island has its own dealers, collectors and regulars. Attendance is what sets the final number, so who can realistically get to the door matters more, not less.
  • Disposal and shipping need planning earlier. Whatever does not sell still has to go somewhere, and the options for that are narrower off-island.

So the honest answer to an off-island inquiry is that it depends on the estate, and that we will say plainly if the numbers do not support bringing a crew to you. If they do not, the questions on our pricing page are worth asking whoever you hire locally.
