Most estates are more than one of these at once

A parent dies, the surviving spouse moves into care, and the house has to be listed by a date. That is three of the four above. You do not need to pick correctly before calling.

What we need to know first

Where the property is, roughly what is in it, who has authority to authorize a sale, and the date you are working toward.

What we do not need yet

An inventory, a valuation, or a sorted house. Please do not start clearing before someone has looked: it is the most expensive mistake families make.

A written scope, a schedule, the rate, what is and is not included, the settlement terms, and the unsold-item plan.

The full process
  • Room-by-room sorting of the contents in scope, including drawers, closets and storage, rather than the obvious rooms only.
  • Research and pricing against completed sales, with anything outside ordinary household range researched individually.
  • Staging so the property can actually be shopped, and photography for the listing.
  • Marketing to the dealers, collectors and regulars who follow estate sales weekly, because attendance is what sets the final number.
  • A staffed, controlled sale with one entry and exit, a staffed checkout, and small valuables in a supervised case.
  • An itemized written settlement: gross sales, the commission, any agreed costs, and the balance owed to you.

What differs between the four is the deadline, who holds authority, and how much of the household is staying rather than selling. The walkthrough establishes all three before anything is written.

Consignment

Selected items sold over a longer period rather than in a weekend. Sometimes better for specialized pieces where the right buyer is not local.

Outright buyout

A single price for the contents, or part of them. Faster and more certain than a sale, and lower: you are trading proceeds for speed.

Documented donation

For what does not carry resale value but does carry a deduction, with receipts for your records. Often the right ending for part of an estate.
